Located just moments from Victoria and St James’s Park Underground stations, this established estate is a vibrant blend of residential, office and leisure spaces. As part of its ongoing evolution to meet modern occupier needs, the estate included a 1,087 sq ft retail unit within the mixed-use scheme that was proposed for conversion into a gym exclusively for residents.

What Tideway did

Appointed to oversee the conversion from concept to completion, Tideway Property Managers delivered a comprehensive and hands-on project to optimise underutilised space, enhance the resident offer, and drive long-term asset value.

Key responsibilities included:

  • Occupier Demand Assessment: To determine feasibility, Tideway conducted a tailored resident-wide survey across the estate, gathering insights on demand, preferred usage times, and facility expectations. This data-led approach ensured the proposal aligned with occupier needs and would be well-used.
  • Design & Contractor Coordination: Tideway managed the appointment and supervision of a fit-out contractor, ensuring that both the design specification and execution met aesthetic, functional, and safety standards expected of a high-quality, shared amenity.
  • Project Coordination: Acting as the single point of contact, Tideway provided end-to-end project management, ensuring delivery remained on time, on budget, and in line with stakeholder expectations.
  • Health & Safety Compliance: A full suite of risk assessments and H&S procedures was implemented and documented, both for the construction phase and ongoing use of the facility. Tideway’s knowledge of statutory requirements ensured full compliance and a smooth handover.
  • Business Rates Consultancy: Tideway advised on potential business rates implications of the change of use, liaising with local authorities to ensure correct categorisation and identify opportunities to minimise liability for the landlord.
